Contract to Close Service

  • Verify and Audit Mutual Documents for missing data including
    initials, signatures, and checkmarks.
  • Open Title with Escrow
  • Email mutual acceptance documents to Lender
  • Review signed PSA and Addendums
  • Upload documents to broker compliance database(KW Command and Skyslope)
  • Email Intro TC welcome to brokers, lenders, title & escrow, and my Broker clients – buyers or sellers
  • Upload all documents to TC software database software. Software will store all documents, set closing milestones, track tasks, record completion, email communications for transaction converted to PDF for compliance files, contact information, and full transparency to all parties.
  • Title-Escrow follow-up to provide preliminary title and CCR’s, verify EMD, and obtain EMD receipt.
  • Provide HOA docs to buyer’s broker.
  • Home inspection date follow-up, email any changes to form 35 to title-escrow and lender.
  • Contact lender for buyer approval, appraisal date, changes in price due to low appraisal.
  • Home Warranty follow up client broker. Notify Title-Escrow which broker is providing.
  • Contact lender on CD status and due date to Escrow.
  • Contact Title-Escrow for final disclosure report email to seller broker for review.
  • Coordinate final walk thru with both brokers.
  • Request Title-Escrow for signing-closing date
  • Log notification from escrow of transaction closed and recorded
  • Email seller congratulatory email.
